SWITCH PROPERTY MANAGER · BRISBANE & GOLD COAST

Switch property managers. Done in 24 hours. Zero cost to you.

Unhappy with your current agent? You're not locked in. Fortune Key handles the entire transition — one form from you, and we take care of everything else. No awkward conversations with your old agency required.

Signs it's time to switch

If any of these sound familiar, you're not getting the service your investment deserves.

📵

Poor Communication

Calls go unreturned. Emails take days. You don't know what's happening at your property — until something goes wrong.

🔄

Constant PM Turnover

A new property manager every 6–12 months means your property history and tenant relationships reset — repeatedly. Nobody knows your property.

🔧

Reactive Maintenance

Repairs only happen after your tenant complains multiple times. Small issues become expensive problems because no one was watching.

💸

Hidden Fee Surprise

The advertised rate looked good — until you saw your statement. Letting fees, inspection fees, renewal fees, maintenance surcharges. The real cost is far higher.

👤

Junior Handoffs

You signed up to work with a principal but you're managed by someone who started 3 months ago. Your property is one of 250 on their list.

📋

Vague Inspection Reports

You receive a one-page form with three checkboxes. No photos, no condition notes, no idea what the property actually looks like right now.

How the switch works

Three steps. You're involved in exactly one of them.

1

You sign one form

We prepare the Change of Managing Agent authority form and send it to you digitally. One signature is all we need from you.

2

We handle everything

We contact your current agent, collect all files, keys, bonds, and property records. No awkward conversations required from you.

3

You're onboarded

Within 24 hours of your old agent releasing, Joe does a full property inspection and you receive a welcome briefing. Done.

🛡️

No lock-in. No exit fees. 30 days written notice.

Fortune Key operates on a standard Form 6. To leave, you give 30 days written notice — that's it. No exit fees, no penalty clauses, no administration charges. The same right applies both ways: if we're not performing, you can move on cleanly. That's how it should work.

Common questions

How much notice do I need to give my current agent?
30 days written notice is required to transfer management. Fortune Key prepares the termination letter for you — you review and sign, and we send it on your behalf. You don't need to have an awkward conversation with your current agent.
Is there any cost to switch?
No. Fortune Key charges nothing to take over your management. There is no transfer fee, no setup fee, and no charge for the handover process. Switching costs you nothing.
How quickly does the handover happen?
It depends on whether the property is tenanted:

Vacant property: Once you serve the termination notice, management can transfer to Fortune Key immediately — no need to wait out the 30 days. We can start marketing your property right away.

Tenanted property: The 30-day notice period applies in full. Your current agent continues day-to-day management during this time, and Fortune Key takes over once the period expires. Your tenant's lease, bond, and conditions are completely unaffected.
Will my tenant be disrupted?
No. From the tenant's perspective, the only change is a new contact number and bank account for rent payments. We notify them professionally in writing — their lease, rent amount, bond, and all tenancy conditions remain completely unchanged.
What happens to my tenant's bond?
The bond is lodged with the RTA (Residential Tenancies Authority) and remains there throughout the transition. The change of managing agent is notified to the RTA — no money moves and there is no risk to the bond.
