Signs it's time to switch
If any of these sound familiar, you're not getting the service your investment deserves.
Poor Communication
Calls go unreturned. Emails take days. You don't know what's happening at your property — until something goes wrong.
Constant PM Turnover
A new property manager every 6–12 months means your property history and tenant relationships reset — repeatedly. Nobody knows your property.
Reactive Maintenance
Repairs only happen after your tenant complains multiple times. Small issues become expensive problems because no one was watching.
Hidden Fee Surprise
The advertised rate looked good — until you saw your statement. Letting fees, inspection fees, renewal fees, maintenance surcharges. The real cost is far higher.
Junior Handoffs
You signed up to work with a principal but you're managed by someone who started 3 months ago. Your property is one of 250 on their list.
Vague Inspection Reports
You receive a one-page form with three checkboxes. No photos, no condition notes, no idea what the property actually looks like right now.
How the switch works
Three steps. You're involved in exactly one of them.
You sign one form
We prepare the Change of Managing Agent authority form and send it to you digitally. One signature is all we need from you.
We handle everything
We contact your current agent, collect all files, keys, bonds, and property records. No awkward conversations required from you.
You're onboarded
Within 24 hours of your old agent releasing, Joe does a full property inspection and you receive a welcome briefing. Done.
No lock-in. No exit fees. 30 days written notice.
Fortune Key operates on a standard Form 6. To leave, you give 30 days written notice — that's it. No exit fees, no penalty clauses, no administration charges. The same right applies both ways: if we're not performing, you can move on cleanly. That's how it should work.
Common questions
Vacant property: Once you serve the termination notice, management can transfer to Fortune Key immediately — no need to wait out the 30 days. We can start marketing your property right away.
Tenanted property: The 30-day notice period applies in full. Your current agent continues day-to-day management during this time, and Fortune Key takes over once the period expires. Your tenant's lease, bond, and conditions are completely unaffected.
